It's no secret that today's real estate market is tough.  Does it make sense for you to sell your home yourself without the guidance and assistance of a licensed Realtor?  To sell your own home in the current market, you need to have some business sense, and an intense, ironclad marketing plan.  If you have bought and sold homes before, that is a great start.  If you are new at this, you may find the process frustrating and time-consuming 


Do you want to be one of many homes in your market, or the one?  How do you make your home be the one that buyers are knocking on doors for? Many things factor in here. Price, condition and location are all incredibly important.

PRICE.  Do you know the importance of pricing your home correctly from the get-go?  What is the correct price for your home? Real estate statistics bear out that failure to properly price your home initially may, and probably will, result in your house sitting on the market for an extended period.  If a house sits and doesn’t sell, it gets shopworn, and you will ultimately end up taking a lower price than you might have if you priced it correctly to begin with.


 CONDITION.  Do you know that first impressions are critical and can influence a potential buyer's feelings about your home within the very first few minutes?  Is your home in good condition?  Does it have curb appeal?  The condition of your home is a major factor in selling it.  Can you see what any issues that a prospective buyer may see while touring your home?



 LOCATION.  Where is your home located?  What school district are you in? What does the neighborhood look like?  You've heard it before and it cannot be understated that it's all about location, location, location.  


Your marketing plan is crucial. What are the selling features of your home? Who is your market and how will you reach it? Do you plan to run ads or send mailings to prospective buyers? Are you going to post signs? Where? Do you plan to hold an Open House? What, if any, issues exists that may be perceived negatively by buyers? How can you minimize those negative issues and promote the positive to attract buyers? First you have to get buyers to the door and, once inside, how do you win them over?


Statistically, each year more homes are sold by Realtors than homeowners.  And, according to the National Association of Realtors (NAR), most homes that are sold by owner sell for 15-20% less than similar homes sold by Realtors in the same neighborhood. In the current market, less and less homes are being sold by homeowners without the benefit of having a licensed Realtor's knowledge and expertise.  There are several, specific reasons why this is true.  But, that does not necessarily mean that you cannot be successful selling your own home.
